Is Your Business Ready for Winter? HVAC Tips from JSR Refrigeration & Air Conditioning Hamilton

Prepare Your HVAC System Before WinterAs temperatures begin to drop across New Zealand, autumn is the ideal time for businesses to prepare their heating, ventilation, and refrigeration systems for the demands of winter. JSR Refrigeration & Air Conditioning can help ensure your commercial space stays comfortable, productive, and compliant, while protecting valuable stock. Book a Professional System CheckOne of the most important steps is booking a professional system check before winter arrives. Preventative maintenance ensures your equipment is operating efficiently and helps identify potential issues before they become costly breakdowns. A poorly maintained system often works harder than necessary, leading to increased energy bills and unexpected downtime during peak usage periods. Maintain Refrigeration PerformanceFor businesses that rely on refrigeration, such as hospitality, retail, or food storage, consistent temperature control is critical year round. Colder weather can still impact performance, particularly if systems are not regularly serviced. Checking seals, airflow, and system calibration can help avoid spoilage and ensure compliance with health and safety standards. Ensure Proper Ventilation and Air QualityVentilation is another key factor that is often overlooked. During winter, buildings are more likely to be closed up, which can lead to poor indoor air quality if ventilation systems are not functioning properly. Regular inspections help ensure fresh airflow, creating a healthier environment for both staff and customers. Stay Compliant with RegulationsIt is also important to stay on top of compliance requirements. Many commercial buildings require routine inspections and certifications to meet regulations. Ensuring your systems are up to standard not only keeps your business compliant but also reduces the risk of costly disruptions. Consider Upgrades for EfficiencyFinally, consider whether your current system is meeting your needs. If your HVAC equipment is outdated or struggling to perform, upgrading to a more energy-efficient solution could provide long-term savings and improved reliability. Act Now for a Smooth WinterBy taking action in autumn, businesses can avoid the winter rush and ensure their systems are ready when they are needed most. With expert support and tailored solutions, JSR Refrigeration & Air Conditioning can help keep your operations running smoothly all season long. Hamilton Real Estate Agent Gurinder Singh of LM Realty Views Cross Lease Properties As A Smart Step Into the Property Market

Why Cross Lease Still Matters Cross lease properties, sharing ownership of the land while still having your own home, were very common place in the 1970s. However, today this opportunity is often overlooked, according to Hamilton real estate agent Gurinder Singh of LM Realty. “Many first home buyers hesitate when they hear the term cross lease usually because they do not fully understand what it means. There are different types of cross lease, and understanding these differences can make a significant impact on your decision,” Singh says. Understanding the OpportunityOne of the biggest advantages of cross lease properties is affordability. In many cases, they are priced lower than freehold properties which make them an attractive entry point into the market. For buyers trying to get onto the property ladder, this presents a real opportunity that should not be overlooked. Get the Right Advice FirstIt is important to seek the right advice before you purchase a cross lease property and your lawyer is the best person to explain the legal structure and ensure that you are fully informed. With the right guidance, what may initially seem complex can become a clear and manageable option. Not all cross leases are the same, so understanding the differences is the key. A Smart Investment StrategyLow maintenance properties are not just convenient, they are a strategic choice, reducing ongoing costs and making it easier to manage your investment over time. This is a long-term advantage many buyers are now recognising. A great example of this is the property currently offered through Singh at, 29 Wall Street, Nawton, built with solid brick construction and aluminium windows for durability and minimal upkeep, helping keep maintenance costs down. Inside. It features a generous 140m2 floor plan that offers flexibility for comfortable living or strong rental appeal, while the modernised kitchen and bathroom mean you can move in or rent it out immediately without the need for further upgrades. When you combine low maintenance construction, a spacious layout, and quality renovations, you have a perfect property that supports both lifestyle and smart investment, positioning you well for future growth and equity. Start Here, Grow Your PortfolioLooking ahead, there is also the potential to build equity if property values rise. Starting with an affordable option can position you well for future growth and help you expand your portfolio. Take the Next Step Cross lease properties were common; they are an opportunity. If you would like to understand how this could work for you, or how equity can support your future plans, do not hesitate to get in touch with Gurinder Singh for guidance. Dr Gordon Rajendram: War, Crisis and Why Clover Matters More Than Ever

New Zealand Soil Scientist Global conflict is once again exposing just how vulnerable New Zealand farming systems are to international supply chains. Rising fuel prices, disrupted shipping routes, and instability in key fertiliser-producing regions are driving up the cost of transport and nitrogen fertilisers such as urea. These are costs farmers cannot control, yet they directly impact farm profitability. We have been here before. The difference now is that we have better knowledge and proven systems that show we do not need to rely so heavily on imported nitrogen. A Canterbury case study I was involved in clearly demonstrated this. A large-scale dairy operation reduced nitrogen inputs from 290–300 kg N/ha/year down to under 190 kg N/ha/year, while also cutting phosphate use from 45 kg/ha to 15 kg/ha annually. At the same time, pasture production still reached up to 19 tonnes of dry matter per hectare and milk production wasn’t compromised. The key was not applying more fertiliser, but improving soil pH and soil biology, nutrient balance, and clover performance. Clover is central to this discussion. It is not just another pasture species, it is a natural nitrogen factory. Research has shown white clover can fix anywhere from 20 kg to as much as 400 kg N/ha/year in grazed systems, but under ideal conditions, 250-350 kg consistently is possible and even higher. That nitrogen is effectively free, produced in the paddock, and available to drive pasture growth without the cost of urea. At the same time, clover is one of the highest-quality feeds available. With protein levels of around 34 percent compared to approximately 19 percent in ryegrass, it delivers significantly more nutritional value to livestock. Higher energy, higher protein, and better mineral content, including calcium, all contribute to improved animal performance. “One of the first things I look at is what the pasture looks like and how much white clover is in it.” This translates directly into production. Research consistently shows higher liveweight gain and increased milk yield from cows grazing clover-rich pastures due to higher intake and better feed efficiency. Simply put, more clover means more milk. However, excessive nitrogen fertiliser works against this system. Once nitrogen applications exceed around 200 kg N/ha/year, clover fixation declines sharply, and at very high rates it can stop altogether. Farmers then become locked into a cycle of dependency on purchased fertiliser, exactly the risk we are seeing play out today with global price volatility. As I often say, “The more nitrogen you grow biologically through clover, the less you need to buy, and the more resilient your farming system becomes.” The message is clear. In a world of rising costs and uncertainty, clover offers a proven pathway to reduce input costs, improve pasture quality, and lift milk production. It fixes the nitrogen problem naturally, efficiently, and economically. Global events may be out of our control, but how we manage our soils and pastures is not. “Any fool can grow rye glass but it takes a real farmer to grow clover.” – Emeritus Professor Walker For more information, contact:Dr Gordon Rajendram📞 021 466077✉️ rajendram@xtra.co.nz🌐 www.gordonrajendramsoilscientist.co.nz Media Enquiries:Media PA – Phillip📞 027 458 7724✉️ phillip@mediapa.co.nz

NZ Business Connect Spotlights New Member EcoStrip NZ Ltd – Mobile Surface Restoration Specialists

NZ Business Connect is pleased to spotlight new member EcoStrip NZ Ltd, a family-owned business providing specialised abrasive blasting- often known as sandblasting- services across the Waikato and surrounding regions. EcoStrip NZ Ltd was established in December 2017 after owner Norm Delaney identified a gap in the market while operating a panel and paint business in Auckland. With more than a decade of experience in the automotive repair industry, Norm frequently encountered situations where effective surface preparation or restoration services were needed but not readily available. After researching solutions, the team invested in a mobile vapour abrasive blasting unit to deliver practical, on-site services. Recognising strong demand in the Waikato and having family connections in the region, they relocated south to build the business and begin supporting a wide range of industries. Today, EcoStrip provides professional abrasive blasting using garnet media, offering a fully mobile service that allows the team to travel directly to the client’s site. Their work supports industries including automotive, construction, heavy equipment, road transport, infrastructure, farming, engineering, property management, marine, and airline-related sectors. EcoStrip regularly removes old paint, graffiti, rust, and corrosion from buildings, steel structures, vehicles, and equipment. They also specialise in concrete surface restoration, including swimming pools, as well as tasks such as removing roadway markings, preparing surfaces for repainting, and assisting with fire damage remediation. Their mobile capability is particularly valuable for projects where large structures or equipment cannot easily be transported. Over the years, the team has contributed to several significant projects across the region. This includes working with Fletcher Construction to blast large bridge columns on site during the development of sections of the Waikato Expressway, as well as completing work with Stark Property on projects including the concrete columns inside MADE Hamilton. Norm Delaney leads the operational side of the business with extensive hands-on expertise in abrasive blasting, while Amanda Findsen-Delaney manages the administration and day-to-day operations. Their focus on reliability, efficiency, and delivering professional mobile services reflects the practical, solution-focused approach shared by businesses within the NZ Business Connect network. Smarter, Faster, Better: How AI Is Reshaping Content Strategy

UK Correspondent: Peter Minkoff Artificial intelligence is no longer a luxury, but a necessity for modern marketing teams. Artificial intelligence is helping brands leverage machine learning and predictive analytics capabilities to enhance the sharpness of digital marketing strategies and the execution thereof. Content marketing is one field that is changing at a rapid pace. Below are five powerful ways AI is changing content marketing: AI-Powered Content Creation with ChatGPT Generative AI tools like ChatGPT have revolutionised the way written content is created. Instead of beginning with a blank slate, marketers can now create structured outlines, blog posts, email series, ad copy, and social media content in a matter of minutes. This revolutionises the way marketers approach content creation, saving them valuable time and allowing them to focus on other aspects of content strategy and refinement. ChatGPT helps in ideation with suggestions for content angles, headlines, and themes according to brand tone. Additionally, it helps in content repurposing, where long-form content can be converted into other types of content. Experienced marketers can refine this output, add brand tone, and ensure accuracy and emotional connection. Data-Driven Audience Insights With the help of AI, marketers can transcend the realm of demographics and enter the realm of behavioural intelligence. Advanced analytics platforms can analyse browsing habits, purchase history, and sentiment to provide marketers with highly detailed information about their audience. Such platforms can identify subtle correlations between variables that would otherwise go unnoticed. This way, marketers can create content that resonates with their audience on a much deeper level. With the help of predictive models, marketers can also look into the future. Rather than waiting weeks to see which content is performing well and which is not, marketers can use predictive models to see which content will perform well and which will not. Smarter Search Optimisation for an AI-Driven Web With the increased use of AI for intent, context, and semantic meaning analysis, keyword stuffing is no longer effective. Today’s search engine optimisation requires topical authority, structured data, and content that clearly answers complex questions. Brands that invest in expert content marketing services that understand entity relationships, conversational queries, and zero-click results will gain a competitive advantage. Voice search is also a factor, with a focus on natural language queries and concise answers. Structured data with clear headings, bullet points, and schema markup also plays a significant role. Today’s search engine success is no longer based on volume; it is based on depth, clarity, and context. Automated Content Distribution and Optimisation While creating good content is only half the battle, distribution is the other half. The reach of the content is determined by this. With the help of AI-based platforms, the publishing schedule can be optimised. This is done by analysing the previous engagement history. The best time to send each audience segment for each channel, whether through email, social media, or paid channels, can be determined. Programmatic advertising involves using machine learning to test creative variations. This helps in allocating the budget to the best-performing creative in real-time. Bidding can be done based on engagement. The recommendation engine helps in personalising the website. This ensures that users are shown articles based on their previous behaviour. This constant testing and optimisation help in incremental gains. Enhanced Performance Measurement and Predictive Analytics Traditional metrics like page views or click-through rates are not very revealing. AI extends performance measurement and analysis using multi-touch attribution models, which analyse all interactions through the customer journey. These models analyse which components contribute to awareness, consideration, and conversion stages of the customer journey. Predictive analytics helps estimate customer lifetime value and churn probability, allowing marketers to focus on content themes that have the greatest impact. Sentiment analysis provides feedback on how the audience is responding to content, such as reviews, comments, and conversations. Marketers are no longer limited to quarterly reviews but are constantly receiving a feedback loop to help them make strategic decisions. In summary, we are not simply talking about automation; we are talking about a whole new definition of the content marketing system itself. Organisations that effectively harness AI in their content marketing strategy, blending technology and human creativity in the right balance, will build better relationships and achieve lasting growth. The future of content marketing belongs to those who understand this shift with clarity and purpose.

NZ Business Connect Introduces Hillcrest Spinal – Trusted Chiropractic Care Serving the Waikato Since 1971

NZ Business Connect is pleased to introduce Hillcrest Spinal, a long-established chiropractic clinic that has been supporting the health and well-being of the Waikato community for more than five decades. Originally opened in 1971 by Dr Allen Elley, Hillcrest Spinal was one of the first chiropractic clinics in the region. The practice quickly became a trusted name in local healthcare, providing relief and rehabilitation for generations of patients. Over the years, the clinic has been carefully passed between dedicated owners, each committed to maintaining the high standard of care established from the beginning. Today, Hillcrest Spinal is led by Dr Sarkaw Randhawa, who became the clinic’s third owner in 2016. In a testament to the strong legacy of the practice, Dr Elley continued working alongside her until his retirement just before turning 80 years old. This continuity has helped preserve the clinic’s strong community ties while also introducing modern approaches to treatment. Chiropractic care remains the core service at Hillcrest Spinal, helping patients address spinal pain, improve mobility, and restore everyday comfort. The clinic also offers acupuncture and massage services. In addition, other health professionals work from the practice rooms, including a counsellor who is a Clinical Traumatologist working with children and young people, creating a supportive multidisciplinary environment for patients. Hillcrest Spinal welcomes a wide range of patients, including office workers, elderly clients, sports participants, children, pregnant women, and anyone experiencing spinal discomfort. The clinic’s philosophy focuses on practical results and helping patients return to normal activity as efficiently as possible. Dr Randhawa brings extensive medical experience to her work. Before becoming a chiropractor, she served as a paramedic and holds a degree in Paramedicine alongside a Master’s in Rehabilitation. She integrates this knowledge into her treatment approach, allowing her to assess conditions comprehensively and guide patients from pain to recovery quickly and effectively. A key point of difference for Hillcrest Spinal is its patient-first approach. New patients in urgent pain are prioritised for same-day appointments and are treated during their first visit following assessment. The clinic also offers complimentary chiropractic care for children aged 13 and under, ensuring families can access support when it is needed most. With more than 50 years of service behind it, Hillcrest Spinal continues to combine experience, compassion, and professional expertise to support the health of the Waikato community.
